Two Christmas Events

CHRISTMAS TIME!! 

With Christmas quickly approaching, I just wanted to tell you about two separate things happening in New Bern that I love participating in!!

The first thing is TOYS FOR TOTS! My office, Keller Williams Realty, will be having a Toys for Tots box set up in our office so if you can donate an unwrapped toy, feel free to drop it off at our office. I know of some kids that would greatly appreciate it! We are located at 1320 McCarthy Blvd. We are taking donations until December 17th.

Secondly, I must tell you about my favorite thing happening in New Bern! The HOVELAND HOUSE OF LIGHTS! The house is located at 913 Leeward Drive in Trent Woods. This year, 100% of the donations will be going to St. Judes Research Hospital. It starts every night at 5:30PM and will go until Christmas. 

Okay—I guess I should tell you why it is my favorite thing! You drive up to the home, stay in your car and turn your car radio station to 107.3 FM. The lights are synchronized to the music! Can Real Estate Put Your Kids Through College?

LENDER TAKEOVER! This weeks blog post has been taken over by my wonderful loan officer, Nelda Cales at Movement Mortgage. 


There comes a time when you begin to seriously consider how you will fund your children’s education. If you began thinking about this before your little one could walk and now you are attending weekend sporting events-it’s time to take action. A typical cost is upwards of $9,500 for in-state tuition per year for the 2014-2015 school year. Real estate continues to be one of the top wealth building investments for Americans and provides investors with a tangible asset. There are alternatives to funding college education such as investing in whole life insurance policies, a state sponsored 529 plan, or plain old disciplined savings. Real estate, on the other hand, can provide multiple potential tax advantages throughout the course of ownership, allowing deductions for mortgage interest, depreciation, expenses for maintenance and upkeep, as well as other favorable tax considerations. Real estate can also be an income-producing asset.
For many, real estate doesn’t seem like an obvious choice because becoming a landlord can seem daunting. Frankly, if you are in the right financial position, owning real estate can be an excellent vehicle to fund passive income later in life or provide liquid savings when the market signals a time to sell. Unlike other investments that provide little tax benefit, real estate provides monthly cash flow and value through building equity.
Here’s how the numbers break down:
Consider purchasing a $95,000 property with a 20% down payment, creating a loan of $76,000 and closing costs of approx. $3,500.
To most aggressively pay off a mortgage as quickly as possible, a 15 year loan would be the best option because it minimizes the interest paid to the lender and it allows the property to be paid off or nearly paid off by the time college expenses begin.  The total payment including taxes and insurance is approximately $772. If the property rents for $900 after expenses such as management fees, this might be a break-even situation on the surface. Consider that while the property is rented, the tenant is making the payment and creating the equity for you and you are netting the tax benefits of owning rental property. In 15 years, the property is owned free and clear and there is now a cash flow opportunity on a monthly basis to provide extra money to your college student. Imagine now being able to send your college student money without touching your bank account. Another option is to sell the investment property prior to your child going to college and you will then be able to pocket the profits and pay for tuition outright.
Some skeptics would say “I am not rich and owning real estate is for rich people.”  I have been working in this industry for the last 20 years; the reality is that some of my clients have committed to higher car payments than this investment can cost AND investing has the potential to make you money. While it is true that those who own real estate typically have more wealth, take a moment to consider that the very reason people get rich is that investing in real estate can create wealth.
What if the 15 year option is too aggressive?  There are more affordable options if you cannot take the most aggressive option of a 15 year repayment.
A 20 year loan would require a $690 monthly payment, including taxes and insurance. Again, if you rent for $900, you can pocket the income or, better yet, reinvest the income into another savings vehicle or make principal reduction on the note. When it’s college time or 10 years into the investment, the balance would be $46,086 – now allowing you to sell and benefit from the profits. One last option would be a 30 year fixed loan which would have a monthly payment of $595, thus creating a nice monthly cash flow of a few hundred dollars per month.  Consider taking those funds and starting an investment account for future college expenses.
The two concepts that make buying investment property today a great option for parents looking to offset college expenses are cash flow and equity. First, as you receive monthly checks, the difference between the loan payments on the mortgage and the rent collected can be used to supplement your child’s expenses or fund additional investments. Remember, if you can afford it, opt for the shortest financing so the rent checks can be all profit as quickly as possible. The second concept is that property typically appreciates at a faster rate than a savings account. As a tenant is paying down the loan, you own an asset that can be liquidated into cash. What we didn’t talk about specifically is the write-offs or potential tax benefits of owning additional property during the 10-15 years before the child is ready for college. This is the time where we as parents are earning our highest levels of income. Since I am not a tax adviser, I recommend a discussion with a tax consultant.
Of course, I want to be fair in giving consideration to the downside of becoming a real estate investor. The numbers above are a very real depiction of the potential.  As with any investment, there is risk.
Property appreciation is not guaranteed, but from 1900 to 2012, average housing prices increased at a rate of 3.1% annually, slightly above the rate of inflation during that same period.
There are upfront costs and outlay with the investment, such as a required down payment of 10%-20% and closing costs that are typically 3% of the purchase price. Additionally, you should be prepared with reserves for when the property may not be rented or if there is a major repair.
When you are ready to sell, there are costs for listing the property that become subtracted from the profit. The good news is that nothing is paid out until the house is sold.
There is real potential in investment properties. Prices are low. Interest rates are low. Money is available. Real estate investing can provide wealth building opportunities, cash flow, and EVEN a way to put kids through college. Upcoming Festivals

Here comes my favorite time of year!

Every October, there are two festivals that I always make sure I have time to attend. The Seafood Festival which is located in Morehead City and the Mumfest which is located in New Bern.

This year, the Seafood Festival is October 2nd-4th, always located in Morehead City on the waterfront. My favorite thing about the Seafood Festival is the live entertainment and of course the SEAFOOD! This year, Dustin Lynch (country music artist known for singing "Hell of a Night") will be the headliner featuring Emily Minor. The above photo is one taken at the Seafood Festival from a few years ago. As you can see (and as I mentioned), the Seafood Festival is located on the waterfront. One of my favorite things to do when I am there is take a boat ride. If I remember correctly, it is only $15 for a 20 minute boat ride. For someone who doesn't own a boat, it is very refreshing!! 

If you are REALLY spontaneous, on the way back to New Bern on the right is a place called Crystal Coast Helicopters. They actually used to be down at the Seafood Festival but as of last year, they are no longer allowed to be at the Seafood Festival. They have multiple tours. Last year, on the way back, I took my mom on a 30 minute helicopter tour of Shackleford Banks/Cape Lookout. We got to see all the wild horses and the lighthouse. It was such a beautiful view.

Now lets speak about the Mumfest! The Mumfest is October 10th-11th located in Downtown, New Bern. Mumfest is one of the finest award winning festivals in the state of NC. Every year, it is enjoyed by more than 90,000 festival goers! To kick off the Mumfest, there will be a concert held at the Double Tree by Hilton Grand Ballroom featuring Mikele Buck Band and our very own, Bryan Mayer (CMT recording artist).


At both events, there are local vendors that line the streets! I always buy Christmas presents at these festivals! I love supporting small businesses and local businesses. Typically, the vendors participate at both festivals to capture more people. Unfortunately, I can't remember the vendor name company but I got the most beautiful Christmas wreath at the Mumfest last year. I am looking for that same vendor this year for a summer wreath since that's the only time I have a plain front door! 

For the kids, there are rides GALORE! Along with the rides, there are magicians, comedians and story tellers. Some of the street vendors offer games for the kids and face painting. 



If you have free time during those two weekends, you should definitely take some time to attend both of these events. I will surely be at both!

Flanners Beach

As a Realtor, I am always getting asked about things to do in and around New Bern. A lot of the questions are about outdoor recreation. There are a few trails that I know of around New Bern but this one is my personal favorite so that is why I wanted to share this place with you. 



So, WELCOME TO FLANNERS BEACH! For those of you who don't know, New Bern has a secret little beach of its own! True, it sits on the Neuse River instead of the ocean but it does create waves! The photo above is one I took during the evening while it was calm. 

I went out to Flanners Beach this weekend and there had to be over 100 people there enjoying the beach, the campground and the beautiful day we had! My friend, her son and I spent about an hour walking the trails. COMMON SENSE TIPS: Make sure you bring plenty of water, use the bathroom before you head out, and make sure that you have good shoes or you will get blisters (thanks for that "based on experience" tip Brittany). 

Along with the beach and the trail, there are more recreational activities that you can enjoy. Water activities abound and include swimming, canoeing, kayaking, paddle boarding and fishing. The campground also has 41 sites; 22 of the sites offer electrical hookups. Amenities include a bathhouse with private hot showers and an adjacent day-use picnic area with access to the Neuse River beach. The best part about this place--it is dog friendly!

Beer Army Burger Company

Time for a food blog!

As someone who doesn't eat meat, this blog may come as a shock to many of you. Today, Team New Bern decided to have lunch at  Beer Army Burger Company and after eating there for the first time, I felt the need to share this local restaurant with you....

The great thing about this place is that you can choose what type of burger you'd like. Selections are beef, grilled chicken breast, turkey burger, black bean burger or bison burger. What I ordered is the black bean "Gunner" burger. This came with beer pimento cheese, bacon (I took it off), lettuce, tomato and grilled onions. See yummy photo below:


Now the boys I was with got a "manly" burger. They got what is called the "Reveille" burger. On that came a fried hard egg, bacon, hash brown potatoes and cheddar cheese. Instead of getting a black bean burger, they got a bison burger (photo below). One of the side items in sweet potato fries and with that comes a delicious icing that you can dip them in! So freaking delicious!


Along with delicious food, the Beer Army Burger Company houses the largest selection of beer in New Bern and the surrounding areas. They hold beer tastings throughout the month and have local brew club meetings.

Cape Lookout Lighthouse Visit!

Finally some talk about something other than myself or my pets....

Lets talk about my trip to Cape Lookout Lighthouse ;) 


Last month, my friend from Florida came to visit and during her visit here, we decided to go visit the Cape Lookout Lighthouse. For someone who lives on the coast of NC, she couldn't believe I have never been to a lighthouse before, but it is true....until now! 





Cape Lookout Lighthouse is surprisingly only one hour away from New Bern. Very easy drive! The Cape Lookout Lighthouse is the only structure in the United States to bear the checkered daymark, intended not only for differentiation between similar light towers, but also to show direction. The center of the black diamonds points in a north-south direction, while the center of the white diamonds points east-west. Pretty interesting to me! 


One of the things that I was convinced to do is to actually climb the steps of the lighthouse which is 207 steps. Now, if you know me, you know I don't get in much cardio so much to my surprise, I made it to the TOP without passing out! Ignore the hair in the photo below....how many people do you know that looks pretty after climbing a lighthouse? 





One of the things I find the most rewarding about this experience was the view. You could see miles and miles of the island and the beach. The island that it sits on can only be accessed by boat. Even though this is not New Bern living, the reason I share this adventure is because although I have lived in Eastern North Carolina my entire life, I had no idea a lighthouse was this close . I think you would enjoy this adventure too!

Animal Care in New Bern

Today's blog post is inspired by my oldest brothers new kitten, Mandy (see below), and my twin brothers upcoming relocation back to New Bern. When getting a new pet or moving to a new area, there are three key business types you need to know of in regards to your pets.



First, you need to get a Veterinarian immediately! Not all veterinarians have openings for new clients so walking in on a day your animal needs a vet won't work if they won't take it. So having one ahead of time and actually getting to know them is very important. **My family has been taking our pets to Animal Care Center over the past 20 years**

Side note: Incase of an emergency, please take your pets to the Emergency Pet Service of Craven-Carteret located at 118 E. Main Street in Havelock. This is the only "emergency" pet hospital in our county. 

Second, you need to get a pet sitter or find a boarding facility. Always make sure someone has a key to your home in case of an emergency as well. Life happens and we need to make sure our animals can be taken care of. **If my pet sitter (my mother) is too busy or out of town, the ONLY boarding facility I recommend is Jill's Pet Gallery**

Third (the most optional place), get a groomer. Now if you have a cat, good luck with taking them to get bathed. My cat has been kicked out of two facilities for being so mean (see "Angry Cat"  also known as Kiki below). Dogs on the other hand need regular bathing and nail trimming. **Typically I bathe my own dogs but Jill's Pet Gallery is a full grooming facility as well so would highly recommend them again**



There are two other local business that I would recommend. The first is Masterful Dog Training, INC by Dona Baker. Now, as we all know, I have PERFECT angels as pets. However, not everyone is as fortunate as me and may need an animal trainer. I have heard nothing but good things about Dona and her training program so give her a call. The second is Nauti Paws Pet Boutique. They have a great boutique located on Middle Street. Nauti Paws helps run the annual FUR BALL event (yes--its a real thing) and they also do year round events with the pups. HOWL-O-WEEN BASH is coming up where we dress our pets up in costumes and play fun games! Check out their store downtown!

Introduction to Me!

Welcome to my new blog!

For those who do not know me, my name is Jennifer Johnson. For a better idea of who I am, see the image below.


So now that you've put a name to a face, let me tell you about myself. I'm the one in the fuchsia shirt. I was raised here in New Bern, North Carolina. I went through the school systems, played all the sports and I know all the ins and outs of this town that I call home. I graduated from New Bern High School in June of 2008, went to real estate school and became a Realtor in March 2009. Yes--I am old enough to have been in real estate for six years (most common question I get in this job). I am a Buyers Specialist for Donna & Team New Bern. In 2014, I was the #1 Buyer Agent at Keller Williams Realty in New Bern. Also in that year, my team was recognized as the #14 team in both NC & SC within Keller Williams Realty. 

The two little rascals in the photo, they are my world. That is Kirby on the left and Gracie on the right. Both are rescue dogs. I also have cat but you try taking a photo with two dogs and a cat and see how it turns out (I have proof of what it looks like). Not only am I a Realtor, I am also a huge advocate for animals. I volunteer locally at our animal shelter (Craven-Pamlico Animal Services Center) and I travel nationally as a volunteer with the Humane Society of the United States

The main purpose of this page is to show a life in New Bern and also to give you some real estate tips. I'll admit...I do not have ANY background in writing. But I do have a background in living in New Bern and selling homes and I want to share that with you! Feel free to ask questions or make comments!
